Lease your London property to us. Receive the same rent every month.

ZBD Limited takes residential property on a lease directly from its owner. We pay you an agreed rent each month for the whole term, whether the home is occupied or not, and we provide the accommodation to local authorities and private individuals ourselves.

What changes when you lease to us

Letting a home yourself means a run of tenancies, each with its own gaps, repairs and paperwork. Leasing it to ZBD replaces that with a single agreement and a single payer.

  • Rent you can plan around

The amount and the payment date are fixed in the lease. A change of occupier, or a week with nobody in, does not alter what you receive.

  • One tenant, and it is a company

Your agreement is with ZBD Limited. We are responsible to you for the property throughout the lease, so you are not dealing with a succession of individual tenancies.

  • Routine repairs are ours

Dripping taps, failed extractor fans, a sticking lock: day-to-day maintenance is arranged and paid for by us while we hold the lease.

  • Ready-to-let, even if it needs some work

Where a home needs a light refresh — redecoration, minor fixes, furnishing — we can carry it out ourselves before occupation, as agreed with you.

  • Returned as agreed

The condition of the property is recorded when the lease begins. When it ends, we hand it back in that condition, allowing for fair wear and tear.

From first message to first payment

  1. Send us the basics

Postcode, property type, number of bedrooms and anything we should know. The enquiry form takes a couple of minutes.

  2. We visit

We arrange a viewing to see the property, its condition and what, if anything, it needs before it can be occupied.

  3. You receive a written offer

It sets out the monthly rent, the length of the lease, the start date and who is responsible for what. Take the time and advice you need.

  4. Sign and hand over

Once the lease is signed we record the property's condition, collect the keys and complete any agreed preparation work.

  5. Rent arrives each month

We pay the agreed rent on the agreed date for the term of the lease and look after the day-to-day running of the home.

Who lives in the homes we lease

We provide managed accommodation to local authorities, who place households in need of a home, and to private individuals. Each occupier lives there under an arrangement made with ZBD, not with you.

That distinction matters. You hold one agreement — the lease with us — and we deal with everyone who lives in the property during its term.

Questions owners ask

Something else on your mind? Ask us directly.

What do you mean by guaranteed rent?

ZBD Limited becomes your tenant under a lease. For the length of that lease we pay you the agreed rent every month, on the agreed date, whether or not anyone is living in the property at the time.

The exact figure, payment date and term are written into the lease for your property before you sign.

Who will actually live in my property?

Households placed by local authorities, and private individuals. They occupy the home under arrangements made with ZBD. We are responsible to you for the property throughout the lease.

How long does a lease last?

It is agreed property by property. The term, the start date and any provisions for ending early are set out in your written offer and the lease itself.

Which repairs do you take care of?

Day-to-day maintenance and minor repairs during the lease are arranged and paid for by us. Larger items — typically the structure, major systems and buildings insurance — usually remain with the owner. Where the line sits for your property is stated in the lease.

My property needs some work. Is that a problem?

Not necessarily. We can carry out light refurbishment, such as redecoration and minor repairs, to get a home ready for occupation. We will tell you after the viewing what we think it needs and agree it with you before anything is done.

Do I need anyone's permission to lease to a company?

Often, yes. Many mortgages, leasehold agreements and landlord insurance policies restrict letting or subletting, or require consent first. It is worth checking with your lender, freeholder and insurer early. We are happy to talk through what to look for, though we cannot give you legal or financial advice.

What condition will the property be in when it comes back?

Its condition is recorded at the start of the lease. When the lease ends we return it in that condition, allowing for fair wear and tear.

What sort of properties are you looking for?

Self-contained residential flats and houses in London. Whether a particular home suits us depends on its location, size, layout and condition, so the quickest way to find out is to send us the details.

Tell us where it is and what it is like. We will come back to you to talk it through, with no obligation either way.
